{"id":489,"date":"2014-11-04T20:05:39","date_gmt":"2014-11-04T20:05:39","guid":{"rendered":"http:\/\/www.wmsprinkler.com\/?p=489"},"modified":"2020-06-08T17:37:58","modified_gmt":"2020-06-08T17:37:58","slug":"sprinkler-system-ready-winter","status":"publish","type":"post","link":"https:\/\/www.wmfireprotection.com\/blog\/sprinkler-system-ready-winter\/","title":{"rendered":"Is Your Sprinkler System Ready for Winter?"},"content":{"rendered":"\n<p>Proper maintenance now can help you\navoid inconvenient and potentially costly freeze-ups once the temperature\nfalls. Almost every building in the United States is subject to severe winter\nweather and that is especially true here in the NY Metro area. Last winter we\nsome some record breaking temperatures and had one of the coldest winters in\nquite some time. Unfortunately, these freezing temperatures can cause costly\ndamage to improperly maintained sprinkler systems, and can impair their ability\nto provide life safety and protection. For these reasons, it is critical that\nevery facility prepare for winter weather. Part of this preparation MUST\ninclude the fire protection systems.<\/p>\n\n\n\n<p>As you might expect, the most common\ntypes of sprinkler problems during the winter months are freezing water in\npipes. Two problems are most prevalent: water accumulating in dry pipe\nsprinkler systems from the compressed air in the sprinkler pipes, and\ninadequately heated portions of wet pipe sprinkler systems. The following\nchecklist focuses on these two issues. It\u2019s designed for a building owner, or\nresponsible party, to supplement an existing sprinkler system maintenance\nprogram. It is not designed to be all-inclusive, or a replacement for regular\ninspection, testing and maintenance of fire protection equipment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Winter Weather Preparedness Checklist<\/strong><\/h2>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Wet Pipe Sprinkler Systems<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Ensure that the building shell is in good condition; close up any unnecessary openings<\/li><li>Maintain building heat at a minimum of 40\u00b0F in all normally heated areas and any area with a wet pipe sprinkler system<\/li><li>Check coldest points of building to ensure temperature is at least 40\u00b0F (i.e., eaves, over shipping doors, spaces without direct heat)<\/li><li>Consider low temperature alarms in areas where heat is suspect<\/li><li>Identify vulnerable areas \u2013 such as crawl spaces, attics, and above suspended ceilings \u2013 where water piping pass through and provide a way for heat to reach these areas<\/li><li>Place thermostats and\/or low temperature alarms at strategic locations to monitor building temperature<\/li><li>Check insulation in attic areas or other areas near wet pipe sprinkler pipes<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Dry Pipe Sprinkler Systems<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Maintain heat in dry pipe valve rooms, fire pump rooms, and all areas protected by wet pipe sprinkler systems at a minimum of 40\u00b0F<\/li><li>Heaters should be thermostatically controlled; use of portable heaters is discouraged<\/li><li>It is the building owner\u2019s responsibility to drain all low point drains weekly before and during freezing weather; have additional drains installed if necessary<\/li><li>All low point drain and drum drip piping <em>should<\/em> be extended into a heated area<\/li><li>Have air leaks repaired to keep system from tripping if compressor power is lost<\/li><li>Air supplied to the compressor should come from a dry, room-temperature source. &nbsp;If this is not possible, or moisture build-up is a problem, consider installing an air dryer or using nitrogen instead of air<\/li><li>Have the pitch checked on any pipes where the pipe or hangers have been hit, altered, or appear sagging<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Hydrants, Control Valves and Fire\nDepartment Connections<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Check private hydrant fittings for tightness<\/li><li>For areas prone to significant snow, identify hydrants with flags or markers located above the average snow line<\/li><li>Check around hydrants and post indicator valves for soft or wet ground; this is an indication of a leaky underground piping and should be further assessed<\/li><li>Ensure all control valves are in their normal operating position and secure from tampering.<\/li><li>Check fire department connections for accessibility. Keep clear by shoveling away snow to access connections.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Antifreeze systems<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Have antifreeze solution checked for mix strength<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Gravity and Suction Tanks<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Flush heaters, water circulating equipment, and piping<\/li><li>Turn on heaters and water circulating equipment, and monitor equipment throughout winter months<\/li><\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Proper maintenance now can help you avoid inconvenient and potentially costly freeze-ups once the temperature falls.
